Smart Building Systems and Energy Management in Nigerian Commercial Office Buildings

Abstract

Smart building technologies are increasingly deployed in commercial real estate to optimise energy consumption and reduce operational costs. This paper investigates the extent of smart building system adoption and energy management practices in commercial office buildings in Abuja and Lagos. Facility managers from 25 Grade-A office buildings were surveyed, and energy consumption data were analysed over a three-year period. Buildings with integrated building management systems (BMS) achieved average energy savings of 31% compared to conventionally managed counterparts. Barriers to adoption include high installation costs, lack of trained facility management staff, and unreliable grid power supply. The paper recommends fiscal incentives for BMS installation, capacity training for facility managers, and grid stability improvements to unlock the full potential of smart building technologies in Nigeria.
