Assessment of Construction Project Delays in Northern Nigeria: Causes, Effects and Mitigation Strategies

Abstract

This study investigates the principal causes and effects of construction project delays in Northern Nigeria, with a focus on federally funded infrastructure projects. A structured questionnaire survey was administered to 120 construction professionals including contractors, consultants, and clients. Data were analysed using the Relative Importance Index (RII) and Spearman rank correlation. Results indicate that inadequate funding, poor planning and scheduling, and contractor incompetence are the top three causative factors. The study recommends enhanced pre-contract planning, performance bonds, and regular site supervision to mitigate delays. Findings contribute to the body of knowledge on project delivery challenges in Sub-Saharan Africa.
